Why Being Prepared for Hurricane Season Matters

Living on Florida’s Gulf Coast, we’re no strangers to hurricanes. The official Atlantic hurricane season runs from June 1 through November 30.
Most activity tends to concentrate in August–October, but storms can occur any time in that window.

Venice’s history bears this out. Over years past:

  • Hurricane Milton (October 2024) impacted the region, bringing intense winds and storm surge near Venice.
  • Local records note storms like Alma (1966), Jeanne (2004), and earlier major events that left flooding and wind damage.

Key Hurricane Preparedness Steps

Below is a checklist and guidance to help you and your home get ready when tropical weather looms.

  1. Review Your Insurance & Flood Coverage

Make sure your homeowner’s insurance, wind policy, and flood insurance are current and adequate. Many basic policies don’t cover flood damage, so consider supplementing through NFIP (National Flood Insurance Program) or private flood policies.

  1. Build a Storm Readiness Kit

Prepare a go-bag or kit with essentials for at least 3 days (some recommend up to 7). Useful items include:

    • Water (1 gallon per person per day)
    • Nonperishable food
    • Flashlights, extra batteries, battery-powered radio
    • First aid kit
    • Medicines, extra eyeglasses, personal items
    • Copies of important documents (deeds, insurance policies, IDs) in a waterproof container
    • Phone chargers, portable power banks
    • Cash (ATMs may be down)
    • Pet supplies (food, leash, carrier)

    • Install or ready hurricane shutters or impact-resistant windows
    • Trim trees, shrubs, and remove dead limbs
    • Secure or bring inside outdoor furniture, grills, potted plants, and other items that could become projectiles
    • Clear gutters and drains
    • Check your roof, loose shingles, flashing, and seals
    • Remove or secure awnings and canopies
  1. Understand Warnings & Evacuation Plans
    • Know your flood zone, evacuation routes, and the location of local shelters
    • Sign up for the City of Venice or Sarasota County alert systems
    • Understand the difference between a Hurricane Watch (conditions possible within 48 hours) and a Hurricane Warning (conditions expected imminently)
    • Have a communications plan with family/friends — where to meet, how to stay in touch
  1. Prepare for the Storm & Aftermath
    • Move vehicles to higher ground or safe location
    • Shut off utilities if advised (electricity, gas, water)
    • Stay indoors and away from windows during the storm
    • Do not use generators or grills indoors (risk of carbon monoxide)
    • After the storm, check for damage carefully and photograph for insurance.
    • Be cautious of downed power lines, flooding, and structural hazards.

  • Encourage buyers to buy wind/flood insurance as soon as inspections are complete. It’s harder to get coverage during active storm periods.
  • Sellers should maintain insurance through closing, even if the home is vacant.
  • Expect possible delays in appraisals, inspections, and closings during periods of active storms. Build extra time into your timeline.
  • Help your clients understand the area’s flood risk and local building codes (e.g. elevation requirements).
  • Be an ongoing resource: send clients reminders, updates, and check in with them when tropical systems approach.
